When you speak to a high street agent or indeed an online sell your house for nothing company they tend to work as follows. You will get a visit from the Valuer whose job it is to basically to get your property on the company books. Once you sign on the dotted line their work is done and they go about their business of getting other properties on their books and banking a bonus. In most cases (not all) that will be the last you see of them. They will pass it to a colleague in the office to deal with from then on. You will then be dealing with someone on the end of a telephone. Your property is in the system, hopefully with good photos, excellent descriptions and out in the world of rightmove and zoopla. Hopefully it will sell quickly if not then the calls you may get from them will be to discount your property. You and your property should be given so much more attention and care and a truly bespoke approach.

Our first Meeting

The most important part of selling a property is honesty. You have to be honest with me regarding your property, your plans and goals going forward. I, on my side, have to give an honest marketing price based on the property, its condition, your requirements regarding what you need out of it to take your plans forward. I will never knowingly over or undervalue a property just to get it on my books. We work as a team to ensure all goals are wherever possible met. So a cup of tea and a chat then we can both see if we are a good fit for your plans. Once we agree we can work together then the fun starts. We will put a plan in place and then get all the elements together so your property is marketed to its fullest potential. My time and commitment

As a personal & bespoke independent agent I only deal with like minded clients. I have the time to concentrate on each and every person I am working with. I do not take on every property offered and work with a select number of clients to ensure 100% commitment and availability for all those I work with.

I have lived in Lofthouse for over 45 years and have worked in the Wakefield area for most of that time. I have therefore a good knowledge of the areas I service. I can let the potential buyers know all about your area, the schools, the transport links, the shops, bars eating establishments and all the area has to offer. I conduct all of the viewings, 7 days a week, including bank holidays no fobbing it off for you to do if its out of office hours or passing it off to a part time member of staff who does weekend viewing my commitment is 100%.

Marketing

All agents market mainly to the same market but as with many other elements Of property sales I am different. You and your property are different to others in your street, area, city etc and therefore deserve a much more bespoke approach to your marketing. We need to show the potential buyers why your is the best option for them. Alongside the usual photos, floorplans and description we will work to present your property to show why it is perfect for your buyer. Videos of the home and area, Walk through presentations, lifestyle photographs we will throw the social media package in as standard. No long tie ins and a no sale no fee contract the risk is all mine.

Viewings

I undertake each and every viewing’s I book in 7 days a week at times to suit you and the buyers not me. 

Sale

Once we have an offer, and it is acceptable to you, I work with both sides and their solicitors to make the process as smooth as possible. If you do not have a solicitor in mind I work with some really good companies and I can introduce you to them. Regular weekly updates are obtained to ensure all is progressing well.

Property Finding Service

Buying a property can be a daunting time. It may be years since you last did it so again I am here to assist you. Knowing what to view and where to view is sometimes a minefield. Our service can filter out the bad from the good and we can prepare reports for you prior to any viewings should that be of use to you. If it Is out of area then I have around 300 EXP colleagues country wide who can help with the search. Once you have found a property I can help you negotiate a price that suits your needs. Mortgage Advice
